Home Inspection Advice

First ever purchase so I'd thought I ask for some advice. Had an offer accepted last Friday and the home inspection on Wednesday. From the home inspection we've come to find out that the HVAC, water heater and probably the roof are all near their end of life cycle. Is it reasonable to ask the seller split or fully cover the cost of replace in the form of reducing the price of the house? The seller's disclosure said unknown on the age of the roof and I didn't know how to estimate the age of a roof.

Also I didn't notice when we walked through the house but the top of the chimney is damaged and would need repair. Since is was possible to see the damage before we put our offer in, I just didn't look up at the chimney, can we ask for that to be repaired or cash at closing so that we can fix it once we move in.

Any advice/opinions would be appreciated.
