long distance wholesale

I have a great potential wholesale deal that I'm very excited about, and it will be my very first as well so big miles stones fro me. however to get to the point. the wholesale is in a different state in Texas and I'm in North Carolina. I he question is how does the purchase of sale and assignment of sale contract work of they both need a notary and one party is in one state and me in another? do I sign it in the current state I'm in get it notarized and mail it off to get signed and notarized in the other state? I could use some experienced advice in this if anyone does wholesales outside of their state.
