Hello all, Does anyone do deal analysis with an Hp12C? If so, can you share a YouTube video with an instructional video and/or provide a good article that explains how to do it? Thanks, Dom

Honestly most deals don't require a bunch of complexity. Open an xls. Type in income (for the most part, rent). Subtract costs (only a few will make up 90%. Most easy to assume with good accuracy)

Take income-cost. That's your NOI. Divide by price to calc CAP. Use your money down to calc CoC

Trying to make it overly complex will give you analysis paralysis. I've found myself doing LESS calcs over time v more
