Wholesaled deal with ZERO profit...but Karma returned the deed!!
I had a property under contract when another unexpected project came up on another property I own, so I decided to wholesale the new property to another local investor instead of rehabbing it and was hoping to just make a few thousand on the deal. After his inspector discovered a previous undiscovered repair need, we still made the deal work with me waiving my spread. So I made ZERO off the deal, but fullfilled the obligation to the seller, and established a new potential buyer for future deals by working with the other investor.
Anyway, within 24 hours after the deal closed Monday, I received several great leads, and ended up contracting today to purchase another great property that should profit 10x what I was hoping to make off the wholesale deal... KARMA is real!! Activity creates activity and results!! Keep Grinding!!
