The MLS is a good way to find deals but there are many more options available to you. Some may require more work or even some start up cash but may lead to potentially better deals. You could try a few of the following.

- Direct mailing

- Courthouse Auction

- Driving around your area for properties up for sale in need of work

- Advertising on social media about what you're looking for

- Craigslist

- Networking with other investors a.k.a word of mouth
