Smallest house in neighborhood-is it a good idea?

I am considering a property that seems to be a good deal but the house is 1,400sft in a neighborhood of 1,700 to 2,000 sft homes. I intend to rehab it and sell it but I am wondering if even with the upgrades I am planning (roof, hardwoods, appliances, etc.) I will not be able to compensate for the small size.

No, there is nowhere to add additional space...

Do you think the size would be a problem?
Can I compensate for the size with price?

small is a relative term,I just saw an ad for 254 sq. ft house advertised at $175,000
