Do I take the leap? - Prime location duplex

All, I currently have the ball in my court to purchase a 3bd-1.5ba duplex in a highly desirable location for $307,500 plus closing costs. The units rent for $1200 and I would intend to owner occupy for the first two years with a roommate ($400/mo) with the potential to add a second roommate. Due to this property’s location, I also have the ability to Airbnb my owner occupy unit for 3 day minimums at 400-500 per night during home nfl game weekends (8-10 games per season). I would plan on putting down 20% on the property. This property was originally listed for 350, with my last and final offer being 307,500. I walked away due to us being too far apart after 4-5 counter offers, and the owner is now reaching back out. Am I way out of line for a quality property built in 88’ that requires no immediate improvements and almost guarantees appreciation for its location?? This would be my first deal and I would be basically emptying my savings to make 20%. Any help or advice wou
