Several things do not gyrate. 1. Repairs-need to know the condition $43 a month is not realistic. 2. Vacancy- I would say you need more than 11 days to lease including renovation. 3. Mgmt fee- For $72 a month you expect someone to take care of two units? Confirm with local property management company.
Even the repair of $5K looks low.....
You need to disclose type of kitchen, flooring, bath, appliances. Most tenants want only recently renovated units ….
Is the insurance per month or year? Per month 300 seems high.
