What software do you use for deals??

I am looking at different ones and was wondering what others use.

rentalvaluator.com looked like a possible as well as cashflowanalyzer.com

I was impressed as I got the owner of cash flow a CPA right on the phone and he was helpful.

Haven't bought anything yet.Thanks for the help.I just need to automate things more for deals I am buying as well as my listings and sending prospectus to potential buyers (investors)
