Acreage vs arv equation

Ok, I’m dealing with a seller and he has two properties he’s willing to sell. I found the arv for one but I can’t find the arv on the other because of the lack of comps. THEY ARENT ANY LITERALLY. The square footage is slim but it’s sitting on almost two acres. Problem is ,both options are slim to none in this area. What do I do ??
