@Juan Lara - I haven't used the BP calculators so this is a first for me. Based on the cashflow, my initial recommendation was to flip it; you'd net $30k (and I still am leaning that way). After looking closely at the numbers, it appears that you have $45/mo for MI, however you're putting down 20% so you won't be charged MI. That increases your cashflow to $229/mo. Makes it a nice little add to your portfolio.
