how to invest my gains

Hi everyone,

Here is my question. I have saved up $400k and I'm thinking I will sell one of my SFR to add another 200k on top of that. I want my next acquisition to be in commercial real estate, specifically Multifamilies. 40+ units. Can 600K get me in the door?
