[Calc Review] Help me analyze this deal

Is this a bad deal for a Duplex? It is new construction so I will have little to none in expenses but cash flow looks low. I am going to live in home for 1 year to offset my mortgage cost and will have negative cash flow at first, but this is what it would look like when I move out considering all things stay the same. Any advice is appreciated.
