I am not familiar with the West Mifflin area but from my research it looks like a good family area to own a rental that I would be house hacking. From my calculations this would be a positive cash flow deal. Please take a look and as always give me any and all constructive criticism. Also I would love to hear thoughts on the area from those who are familiar with it! Thank you in advance.

Don't forget to add snow removal, and landscaping. Depending on the class of the asset, and the age of major components of the house, I would allocate more to repairs and/or CAPEX.
