Yep I have purchased a triplex for 5k down and a duplex for 2k down using seller financing . The problem with little or nothing down is you need a lot more than just a down payment to get the property ! You must have a healthy fund of cash for repairs capex and all the ancillary expenses which can equal far more than the down payment did .
