Anyone investing in Kansas City, MO- near Brookside

I have a turnkey property near Brookside and Waldo that is completely updated and I helped the current owners buy it a year and half ago. I can buy it right -it’s three bedrooms ,one bath ,1100 ft.² on a 9000 square-foot lot, single attached garage, no basement just a crawl space. I can get it around $160K. Need help determining what rent is in that area where a house similar to the one I’m interested in purchasing. This is my first property on the rental side and need your advice please. I need to get them an offer before the sunrises tomorrow before someone else does.
