Too good to be true?
Was browsing the BP marketplace listings and came across this https://www.biggerpockets.com/real-estate-listings/2-family-turn-key-rental-property-seller-finance
That's nearly 5% cash flow and the rents don't seem to match up with the Rochester market. Is this a scam?

That listing is not accurate. If you follow the link listed it says the Upper is renting at 550, down for 595.
