You picked 2% vacancy, only 2 months vacant in 8+ years. hopefully you won't have a service call for a couple of years, repairs $204 per year. My appliance repair man charges minimum of $100. CAPEX or capital expenditures of $200 per year. Capex example roof: $5000 / 25 year life span /12 months = $17 per month. Floors 1000 sf @ $5 sf = $5000 / 8 year life span / 12 months = $52 per month. Need to budget for HVAC,hot water heater, cabinets, appliances,etc. Vacancy 1 month out of 12 = 8%. Repairs and capex i use at least 15%. I don't know any property managers that will work for 2% going rate is 10% or greater. Might want to rerun your report.
