Small multi-family (2-4 units) buy & hold investment.

Purchase price: $215,000
Cash invested: $55,000
Sale price: $245,000

First investment. Buy, hold, and flip.

How did you find this deal and how did you negotiate it?

I found this deal via personal online searches using realtor.com and other tools.

How did you finance this deal?

75/25 LTV - Local Bank

How did you add value to the deal?

I repaired all the units over time as well as added curb appeal.

What was the outcome?

I sold the property two years after I bought it for an additional 30k while maintaining positive cash flow from the first month till close.

Lessons learned? Challenges?

Smaller deals are harder to manage and can consume a lot of personal time.
