Overall, $150 cash flow on a $475k house doesn't seem great. Also, $2,500 closing costs seems at that price point, and no rehab at all also don't seem realistic. Is there any way you could push utilities/garbage costs to tenant?

@Kris L. possibly. issue im having is this, hud184 loan requires i live in one of the units. so ill have to my share of rent to even get $4500/mo. with depreciation and or stagnation in this, seems that deals are far and few between. i want to move out of our apartment yet most deals look similar to those numbers. 1000 sq ft homes are selling for 200k and renting for 1200 at best. i cant leave this market so what am i to do?
