@Keeshaun King Are you planning on living it and using an FHA loan? You will likely have to put in some repair costs before renting it out, even if it is just a little paint and cleaning. You vacancy rate seems a little low, but if you're renting out all the bedroom separate, it might be fine. I did notice you left our property management. Even if you plan to manage yourself, I would always add property management expense in there unless you plan on being a property manager forever (which is fine also). I might also bump up the capex and repairs to at 7% each.
