Do I have a deal? or is this a red flag?

Hi BP!

I'm analyzing potential deals for my first flip, and I found a single-family on zillow about 60 miles from me. They are asking 275k, I estimate the ARV to be about 370k. In the pictures everything looks fine inside & out, just dated as it was built in the 70s. Also... in the description it says "THIS HOME IS BEING SOLD AS-IS". Should I be concerned? Is it worth getting a tour?

    "Being sold as-is" is not uncommon at all. It just means the seller will do no work on the property. Just make sure to do thorough due diligence and get an inspection if you get it under contract.
