Hi all,

Need help analyzing this deal. This would be my 1st buy & hold. Numbers seem decent to me but am I missing anything? Anything look off to you guys?

@Ian Imlach I use 10% minimum for capex. The most underestimated expense. Let's assume you have 1500 sf of flooring in the house. To replace in my area it is $6 sf. Life span 8 years. 1500 sf *$6 sf=$9000/ 8 year life span/12 months in a year=$94 per month. Still have to budget for roof 25 year life span, appliances and hot water heater 12 years,hvac 20 year life span and others I could name. 

According to many guests on the bigger Pockets Podcast and Rich Dad Poor Dad book, "you make your money when you buy". So according to my perception of the numbers you have too much of your money in the deal even though the ROI is about 12%. Most importantly as well you're putting in $102,000 of your money but the AVR is $100,000.
Try and negotiate the sale price, listen to podcast 335 with Ryan Dorsey on how lowball an offer. In my perspective, the numbers do not work.
