[Calc Review] Help me analyze this deal

Looking to start investing in a small apartment type units. I came across this deal. I don't know how to analyze these types but I am learning the ropes. I do need some help to look at this.
Selling price $360,000
4 units, all are occupied, no repair costs required. Similar units are renting for $850-950 in the area. I used $900 on this deal. Is this a deal or not, and why in either case?
Looking to buy in Dallas/Fort worth area or generally in Texas or nearby.
