@nick cooper are you planning to turn the one large unit back into 2 separate units?
Based on income of $2400 I imagine that's $600 per 2 bedroom; but what can you get for the 5 bedroom?
What can you do to lower expenses? If you have 1 vacancy you're close to break-even, by the time you repair, clean, and get the unit rented it'll take a couple months to recover so reserves will be important.
Otherwise it looks like a good deal? Any chance you can get it for less?
