Estate sale flip a 68% return in 4 months

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $125,000
Cash invested: $40,000
Sale price: $240,000

We were able to walk in and purchase and renovate the property and stay under the 80% of ARV so we didn't have to bring anything to the table. We were also able to sell it out of real estate so there weren't any realtor fees

What made you interested in investing in this type of deal?

High profitability with very little buy in.

How did you find this deal and how did you negotiate it?

We found it in an estate sale

How did you finance this deal?

Through a local lender under a construction loan

How did you add value to the deal?

We were able to go in and update the entire property

I have a great lender that was able to make it happen
