Hey I'm a newbie wholesaler and an owner reached out to me about a property he has in Van Nuys Ca. The City has approved conditional approval to build 3 Single Family Residences on land. The lot size is 26,000 sqft. The owner is asking for a little over the average comp. Is this worth pursuing? What do you think?
Hey! It sounds like a good deal to look into further. What is the current zoning of the property. It could be great if the zoning allows by-right development of multiple units
@Shawn Morey right now it’s zoned R1-1. Not sure exactly how much more wiggle room there is other than it’s 3 sfr approval.
Is it 3 lots? You should be able to look in Zimas and see. Sometimes multiple lots are tied together in one APN. If you send me the address or APN I’ll take a look for you.
