[Calc Review] Help me analyze this deal

Hi Everyone, I'm new to analyzing properties and was wondering if anyone could offer some insight. I cant seem to get my properties to cash flow without offering 20,000 thousand or less than what the listing price is. And even then its still not cash flowing at the 10 percent that Brandon recommends in his webinars. If anyone can take a look and see if they notice any numbers that look off I would appreciate it.
