If you're househacking you won't have rent coming in from both units, @Patrick Basil. Make sure you run your numbers both ways. I also suggest considering a non-FHA low-down payment loan product. That way PMI automatically drops off once you hit 78-80% LTV.

I have a larger budget for initial repairs. Interior looks done, but outside might need more work.

What about lawn care and snow removal?

$40/month for water/sewer is probably low. I figure $30-40/unit/month. Check with your local water authority.
