Investment Info:

Single-family residence buy & hold investment.

Purchase price: $32,500
Cash invested: $45,000

Cash purchase. 2/1 850 SqFt Ranch built in 1940s. Currently rehabbing and expect monthly rent of $800-850.

What made you interested in investing in this type of deal?

Meets our requirements for size, age, and price. Rirst time buying from auction site.

How did you find this deal and how did you negotiate it?

On realtor.com but then learned it was being auctioned. Ran analysis using BP calculator and bought it for less than the price that worked in the analysis.

How did you finance this deal?

Cash purchase

How did you add value to the deal?

Rehab to increase rental and ARV.
