Just put an offer in: how do my number look?

Hey everyone, 

I just put an offer in last night on this side-by-side duplex and wanted to see what the BP community thinks of the analysis and my numbers from it. 

Property is listed at $59,000
Market value around $70-75K
I offered $57,500

Fully rented, inside is fairly updated and in good condition.

That's an amazing price to rental income. I would be concerned with the roof, plumbing, and HVAC. Any idea how old these items are? Looks like a good deal otherwise unless you find hidden issues.
