My First Investment Property

Hi, I am looking to purchase my first investment property. My friend 

bought the town home at 345000$ and now they are offering me $3,25,000. However when i used the calculator my rent is 2200$ and my expenses are 2100$(includes everything as per the book). 

I am confused how much to offer for this brand new town home , if this is a good deal, what could be the potential offer for this brand new town home in Cumming,GA. It its right next to two shopping malls in the area.

Any advice greatly appreciated.

@Reshma Kandagatla probably not a good deal, too tight at that price point.
