Lets say you have 300k cash, no debt, no mortgages and you live in LA (valley area). What would you do? Invest out of state? Would you aim for appreciation or cash flow? If LA what part of LA?

@Ariya Amirjalali definitely not OOS to start. Purchase a 2-4 unit to house hack to start and go from there. Invest locally first.
