[Calc Review] Help me analyze this MARVELous deal

@Felix Ortiz This deal depends on your strategy. Your returns and cash flow are low, so that would be my main issue with this. If this is a NYC deal I understand because prices are much higher than the income the properties generate. Typically the play in these type of cities is a bet on capital appreciation. But if you're looking for income, then I'd look to improve the price or see if there are ways to improve the cash flow. Otherwise, I would look for a deal with better returns.
