I have only been a Pro member a few short days and am learning to analyze properties. Here is one that has a contingent offer according to Realtor.com. I went 420k for price paid, 10%/10%/10% and 8%PM
It is near 8% ConC with a Monthly + of $583.
I priced rents at $1100 each which might be on the high side. Building has 2 - 2/1 and 2 - 1/1 for rooms
I think it looked pretty solid.

IMHO this does not cf. the 2/1 would rent for 1100 but the 1/1 would claim 700 to 800.
It is a 4 unit complex. I failed to mention that.

@Jeffrey R. White Check the tax rate for the area. I believe it's 1.3 not 1.07. Either way, your estimate is low based on a $420 sales price. Also, who takes care of the lawn maintenance and snow removal? Is that part of your 10% repair reserve?
