First Residential Multi Unit

I'm in the process of purchasing a 4 unit apartment building in central Maine. The sale price is 215k and NOI of 24k annually. I will be purchasing with a conventional mortgage which requires 25 percent down. Looking for feedback as this is my first investment rental property. I've been a remodeling contractor for over a decade and have flipped 3 houses.
