Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $37,500
Cash invested: $7,500

A triplex in D condition. I bought it in a C location.

What made you interested in investing in this type of deal?

I ran the numbers over and over and it made sense. I couldn't figure out why it was on MLS for a year.

How did you find this deal and how did you negotiate it?

MLS, made an offer.

How did you finance this deal?

Bank

How did you add value to the deal?

Raised rent right off the bat.

Lessons learned? Challenges?

My biggest mistake was not financing repairs.
