House hacking should I build or buy?

I live in the Midwest and I'm wanting to house hack a duplex but there are none for sale in my area. Price for square foot is $108 I have a budget of 150-200k what should I do? Also does an FHAloan cover building a home, And can I wrap the loan for the land in with the FHA loan?

I can’t speak to loan options, but as a contractor I can tell you building materials have skyrocketed in price. Dimensional lumber has doubled and sheet goods, plywood and OSB have in some cases tripled in price. There seems to be no end in sight.
