Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $77,000
Cash invested: $19,000

My first BRRR was a lot of fun to do. Didn't pull everything back out, but I learned a lot and I'm happy with the cash flow.

Lessons learned? Challenges?

Underestimate ARV and overestimate repairs.
