Single-family residence buy & hold investment.

Purchase price: $118,000
Cash invested: $118,000

Off market deal. Little work to be done.

What made you interested in investing in this type of deal?

Good deal.

How did you find this deal and how did you negotiate it?

Talked with the tenant who notified that landlord needed to sell quickly.

How did you finance this deal?

Cash

How did you add value to the deal?

Value was through low purchase price.

What was the outcome?

Moving tenant into another apartment, Will paint and clean and then sell. Or, keep and raise rent with new tenant.

Lawyer tried to kill the deal. Continuously follow up with seller and keep good relationship.
