Investment Info:

Single-family residence buy & hold investment.

Purchase price: $380,000
Cash invested: $110,000

This property is not only designed as an affordable option in the Seattle area but also designed to be environmentally friendly. With a lush native garden that is low maintenance and promotes wildlife. As an investment property it is more expensive up front but hopes to keep tenants happy as well as nature in an urban area.

What made you interested in investing in this type of deal?

Seattle is in need of affordable housing. At the same time, our dwellings have a big environmental impact. Experimenting if a property can be an investment both financially and environmentally.

How did you find this deal and how did you negotiate it?

On the MLS. Waived inspection since the seller had it pre-inspected and disclosed all the issues.

How did you finance this deal?

How did you add value to the deal?

Going to manage and maintain the property like it is our primary. Hopefully that will add value to the tenant(s).

What was the outcome?

Unique property to add to my portfolio plus good cashflow.

Lessons learned? Challenges?

Unique properties limit your rental pool. Needed patience for this one.
