Investment Info:

Condo buy & hold investment.

Purchase price: $107,000
Cash invested: $26,750

Sometimes a little lipstick is all you have time for when trying to make a quick purchase and rental turn to support a local family in need! Clean, re-paint and prepped just in time for the holidays.

What made you interested in investing in this type of deal?

This was a simple and inexpensive investment that now can be held for a modest monthly profit.

How did you find this deal and how did you negotiate it?

Found by working through a local wholesale group.

How did you finance this deal?

"Cash" loan through bank.

What was the outcome?

Wanting to help a local organization that helps fight Denver homelessness, we quickly prepped the home for rental and the new family was able to move in within 1 week!

Lessons learned? Challenges?

As always.... it's best to get a plan of action established before ownership so that you can hit the ground running and reduce downtime.
