Investment Info:

Small multi-family (2-4 units) buy & hold investment in College Station.

Purchase price: $173,700
Cash invested: $30,000

Purchase: $173,700
Repairs: $10k to date

Notes: Inherited tenant at $695, rent after renovation $895, currently listed for rent at $995.

Cosmetic renovation, purchased on sellers finance. After inherited tenants move out, I will conduct renovations on that unit and conduct a renovation and house-hack to qualify for owner occupied loans.

@Gregory Schwartz 100%. Did not think this would happen. Long term play for sure. My Realtor at the time asked if I wanted the other and I said “sure”. That was an expensive ‘sure’ for sure. But it’s a good deal even with the short term sacrifice.
