Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $85,000
Cash invested: $18,000

Bought a triplex with my partner Shaun Tutor. This property's rents were at $800 a month which we are slowly raising to $1300 a month.

What made you interested in investing in this type of deal?

We liked that we could raise rents right at purchase due to the landlord renting to long term tenants. This landlord didn't need the money so he didn't raise rents over time.

How did you find this deal and how did you negotiate it?

Facebook Marketplace. The landlord originally listed one property which sold right away. A tactic we use is always ask landlords if they are willing to sell anything else which led to this deal.
