I found this via Martel turnkey on biggerpockets.com I negotiated via email by buying 2 properties at once.

Net cashflow is ~$380/month after financing, taxes and management fees.  No major repairs so far or vacancy so far, but if there was one it would cut the cashflow significantly.  Maple Heights
