Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $1,375,000
Cash invested: $675,000

Thirty-two unit, consisiting of 16 town homes, and 16 apartments.

What made you interested in investing in this type of deal?

Very little deferred maintenece, however, room to increase revenue and decrease expenses with better management in place.

How did you find this deal and how did you negotiate it?

I sent a letter to the owner.

How did you finance this deal?

506(b) Syndication

How did you add value to the deal?

Value will be added through renovations, billing tenants for water/sewer use, allowing pets on the property and upgrade management practices.
