[Calc Review] Help me analyze this deal

@Anastasia Lozhkina Have you found the mythical tenant and property that has no future expenses. Vacancy is a true cost. I analyze using 8% or 1 turnover per year. Repairs of $50 per unit or 5% whichever is greater and capex of $100 or 10% whichever is greater. Didn't include any pm cost so an additional 10-12%.
