Can't quite make up my mind between TN versus Ohio.  Which seems to be a better investment for 2024?

I'm not super familiar with the TN market. I've been seeing a lot of growth in Ohio. Zillow ranked 3 Ohio cities in the top 10 hottest markets in 2024
