Nvidia nearing announcement of big lease near The Domain

The Silicon Valley-based tech giant — the largest company in the world, based on its $3.86 trillion market cap — will imminently announce a new office at One Uptown, several sources told the Austin Business Journal. The exact size of the lease remains unclear, but it is said to be closer to 100,000 square feet in the building that's part of Brandywine Realty Trust's Uptown ATX mixed-use development near The Domain.

Nvidia has two existing locations in North Austin: a 52,000-square-foot office space at 11001 Lakeline Blvd. and a 5,000-square-foot space at 10801 MoPac Expressway, according to data previously provided by CoStar.

Either way, the company's growing presence in Austin, which some have pegged to include a headcount well into the hundreds, has prompted Nvidia to find a bigger space, sources said. It's aiming to do that close to the operations of Round Rock-based Dell Technologies Inc. Uptown ATX is about a 15-minute drive from Dell's headquarters. It's also in a hotbed of tech talent employed by other giants, such as Amazon and IBM.

Nvidia and Dell have forged a strong partnership as the latter's infrastructure solutions group is using the former's AI optimized servers, and have committed to building an AI factory together. As a result, Dell's AI server order backlog reached $14.4 billion after the first quarter, according to several news reports.
