One of the things I love most about BP is the chance to connect with so many of you over the years—through messages, posts, and even in person. This community has been a huge part of my growth as both an investor and a broker here in Albuquerque.

Since I’m based in Albuquerque, I thought I’d share a quick snapshot of what’s going on in our market right now for those who are curious:

📊 Market Snapshot

  • Median Prices: Right now we’re sitting in the mid $330Ks, which still makes ABQ one of the more affordable markets in the West side of town
  • Rates: With mortgages in the 6.5%–7% range, regular buyers have slowed down a bit, but investors are still active using DSCR loans and creative financing.
  • Inventory: Around 2 months of supply, so deals move quickly when they’re priced right.

🏡 Rental Market

  • Occupancy: Long-term rentals are holding steady at 95%+ occupancy.
  • Rents: A 3-bed home will typically lease for $1,800–$2,350/month.
  • MTR/STR Demand: Furnished rentals are doing really well, especially near UNM, Uptown, and Old Town. Traveling nurses, film crews, and contractors are keeping occupancy high.

🔑 Opportunities I’m Seeing

  • House Hacking: Great potential near UNM and central neighborhoods with casitas/ADUs.
  • BRRRR: Still possible in Westgate, South Valley, and some Rio Rancho pockets—good equity plays if you’re willing to rehab.
  • STRs: Balloon Fiesta + cultural tourism make these lucrative, though city regulations are tightening, especially downtown.

⚠️ Things to Watch

  • Short-term rental rules are evolving, so definitely keep up with local ordinances if that’s your play.

Overall, Albuquerque continues to offer a great mix of affordability, rental demand, and growth potential
